Since interest rates are so low and prices seems to be remaining low, I am thinking of buying a house this year. I refuse to commute more than 20 minutes so I wont live in the valley or the southbay where home are more affordable.

First of all, is the idea of home ownership just American striver flame? Are there so many better things to do with my money?

If I should buy a house, is there a good reason to buy a detached single family home? I would have to get a smaller house, 2 bedroom, 2 bath for $500-600K if I want one within easy driving distance of my office. Condos near by go from $350,000-$500,000 but you pay association fees (I would not pay more than $500 a month for that).

You definitely get more square footage per $ in a condo, unless you count the yard which in LA proper is generally small and shitty. My boss is really pushing me to get the house instead of condo for investment and independence reasons. Thoughts?

There is real psychic value to owning a stand alone house. That might sound silly if you've never owned one, but it's true. Admittedly I've never owned a condo, but I have a hard time believing you get the same kind of happiness out of owning a condo that you do from a house.

Also, if owning a house is questionable investment decision, I would think that a condo would be even worse unless, perhaps, if you are in some ultra exclusive and desirable building in MFH or something.

Maybe its coming from MFH but I always though no one wants to OWN a studio or one bedroom but a 2 bedroom 2 bath condo (which is what I would get) is a great starter home.

Trying to justify spending almost all my cash on a down payment and then $1000 more per month for a mortgage/fees/taxes so I can live in a bigger nicer place by myself is not that attractive, especially since my rent is low and controlled.

Maybe I should wait till I am married and buy a house, but the current interest rates and prices are attractive.

Interest rates aren't going anywhere for at least a couple years, and it's not like there's about to be some huge explosion in housing prices that is going to price you out of the market. Honestly, if you are happy and just thinking about buying for the sake of buying, stay where it's cheap and you're happy, keep saving money, and buy later... unless you find a screaming deal on something.

You're in a great position to drive a bargain. You've got some cash, presumably good credit, and you don't need to sell to buy. I think in this market you have to make your money when you buy, not sell, so maybe look passively, and if you find something you like low ball the shit out of it. If it works, great... if not, carry on.

Have you considered doing the FHA route for a property that needs some work? Easy way to get low interest credit for the property and the additional work needed. Requires more time on your part but the upside and customization may be worth it. You can also get it for a multifamily unit assuming you live in there too. I'm searching for a nice duplex that needs some work to do this. Rates are just too low and the cash flow would make it worthwhile.

In some metro areas (NY most notably) it makes ZERO sense to buy right now -- you are way better off renting.

it's relatively cheaper to rent than to own in LA right now. keep renting, man. buying is only worth it if the own:rent index drops below 15, and if you plan on staying in the place for half a decade or more.

I live in a cheaper city than you. But even here, the condo fees can equal a quarter to nearly half the rent of an equal apartment. Even for a townhouse, the fees are too high. Unless you're in with love the condo or townhouse, it's better to rent and put your money somewhere's else. You want to feel good about where you live. Here's one example of why LA is quite good:
