Consider that interest rates for mortgages are at record lows right now. And your mortgage will stay the same, while your other costs will increase due to inflation.

If you're a patient investor, it makes more sense to put 20% down, take a 30 year note, and invest the rest in the stock market which should earn considerably more over that 30 year period than the cost of financing your home purchase.
