I pay ~$60/mo for 5x10' space in flyover country. Real estate is DIRT CHEAP and the place I go must have 500 units. That's $30,000 a MONTH. What's the overhead?
-Rent (dirt cheap real estate)
-2 full time employees to handle maintenance/problems at $13-20 an hour
-Initial overhead of building units (cheap ITE due to construction market getting shattered)
-Insurance (but I signed a formed when i signed up voiding the owner of liability for my stuff)
-Lights/Electricity
-Security Cameras
-Small fee for Google/Paypal online payment systems
-Small fee for webhosting purchase
What am I missing? There seems to be HUGGE margins here. No???

I'm talking about the self storage business. And according to REIT.com, "the self storage sector generated total returns of 29.83 percent last year, while the FTSE NAREIT All Equity REIT Total Returns Index was up 11.29 percent."

lol. storage is a way to speculate on land. say you have a lot. you build a cheap metallic building and people store shit. as long as it pays your property taxes with a small return you're good. then in 20 years the land has gone up in value and you sell it or lease it to a developer/tenant if the surrounding area has changed.
this is why storage is usually on large distant/suburban lots. there's not enough demand to lease out the land or do some other kind of development. a couple decades down the line the surrounding area has blown up and suddenly you can sell the land to a jew trying to build a shopping mall or apartments there.
if storage activity itself was actually profitable, nobody would build a mall, highrise, or office building in cities
