They are becoming more and more gentrified. Have you been up there lately? All the working class blacks are getting pushed out to the Bronx. Hamilton Heights = white families that bought and restored muti-million-dollar brownstones.

Irrelevant. Yuppies are less likely than hipsters to move into Harlem anyway, and either way rents have been soaring, indicating that demand for apartments in MFH remains high despite the collapse of the financial industry. it's soaring rents and high demand drive people into Harlem.

and now i'm confused. i thought you said they weren't moving in anymore,....
the point is that SOMEBODY is moving in, or else the rents wouldn't be rising even as new rental stock has come online.
