income is also important. you want to use both pieces of information. however, it's highly unlikely that a person with high credit would overextend himself by renting a place he can't afford. on the other hand, a person with high income and bad credit has a history of overextending himself and may not be able to pay rent even though he theoretically should be able to based on his earnings. |
