Say he ran a successful strip club and a business that literally scammed people with student loans. He only received a felony for money laundering as all other charges were dropped. He is now rehabilitated and works as a consultant for a company and earns x3 the rent price. He even offered to pay the first two months of rent and doubled security deposit.

credit score indicates a history of following through on financial obligations. it's directly applicable to renting.

income is also important. you want to use both pieces of information. however, it's highly unlikely that a person with high credit would overextend himself by renting a place he can't afford. on the other hand, a person with high income and bad credit has a history of overextending himself and may not be able to pay rent even though he theoretically should be able to based on his earnings.
