House is paid off, already max out SEP IRA every year into index funds, and I'm still sitting on tons of cash. I'm in LA and the market for real estate is shit right now (cap rates are like 3% on commercial/multifamily), and the stock market seems to be overpriced. I bought a small house in May that I rent to my mother-in-law so she is close by to watch the baby, but that's not really producing cash flow, just building equity.
I would hate to just keep sitting on cash, but I am making buttloads of it and have no where to put it. I am thinking about throwing like 50k into crypto to roll the dice, but that would only be a fraction of my cash holdings. Anyone here have some good advice?

Buy a little bit of some Gold/Silver/Platinum right now if your looking to diversify some shit.
I'm a hard core equity focused investor and I've picked up a couple of ounces of gold this year and some silver just to diversify a few % of total wealth.
I also had about an ounce of scrap gold sitting around that I made into jewelry.
Also look into Santa Paula outside of LA for decent opportunities in RE - there is gonna be a lot of development there both in housing communities as well as near the Sears there

I live in California, unfortunately. Although I do have a large gun collection. I have a 1911 45ACP, Glock 19, Remmington 870 Express, 2 M&P AR-15s, Springfield M1A, Springfield M1 Garand (all original parts and serial #s to WW2), Springfield M1903 (all original parts and serial #s to WW1), 10/22, Sig .22 pistol, and a Beretta M9.

when you say "index funds", what specific funds are you investing in via your sep ira?
why not buy those same (or similar) funds in your taxable?
