Car condos are basically rental garages where people store their cars and sometimes work on them. They are usually set up like a community with a central gathering place. The units often have bathrooms and maybe a loft to chill and hang out. Sort of like half way between secured storage and an actual condo. They are pretty popular out west.

Malls would be pretty 180 for this. Locations are good and the conversion to garage spaces would be pretty cheap.

With the knowledge base & enormous parts availability that is out there on the internet now, it's actually kind of easy at times even though cars have definitely gotten more complex

Ironically, the Chinese manufacturing of parts has made restoring more cars actually viable.

Internet + new cars being generally unfun and hard to work on + cheap parts = you can restore it

It used to be 55-57 Chevy, 64-67 mustang or hot rod t bucket or 32 deuce coupe with maybe MGB and VW beetle were all that a normal person could readily restore. Now, you name it and you can get parts for it. Even really obscure stuff that I am into you can get parts for. You can’t get body panels and sometimes Glass is a pain (although the Chinese make a lot and you can do custom glass for anything if you pay enough) but mechanicals are pretty much available for anything. Someone makes it. Even if it is a guy in Canada in a shed selling on eBay.
