My NW is currently:

5% cash (reducing this slowly)

8.5% crypto (not adding more but not selling)

2.5% physical gold and silver (adding slowly)

50% typical diversified stocks, some commodity funds, not much bonds

25% primary residence

62% income-producing investment real estate, mostly residential

(Total sums to more than 100% because the real estate is about 60% leveraged for the investments and 70% leveraged on the primary.)

Sup RAILmo. I've made some decent gains on CNI since buying the dip in March 2020 although it's cooled off in the past 6 months. I also own a lot of banks and some tech stocks. Not sure I recommend buying tech stocks right at this moment. Last time I bought anything tech was QQQ on that -10% dip like a month or two ago.

My inflation plan is to just to enjoy the economic chickens coming home to this shit country that is addicted to borrowing and printing money.

Sure, I'll take a hit along with everyone else, but I earn way more than I need to live on. A lot of these assholes who are cheering on the current spending and printing binge can't say that. So bring it on.

What if taxes go up with hyperinflation, and it doesn’t produce income to offset?

I like real estate that makes rent, or grows food, as an inflation hedge for sure. But raw land feels more like speculation, I don’t imagine development will be very active in the hyper scenario.

Your real estate can only "make rent" if it has tenants. It only "grows food" if you or someone is farming it.

We aren't in a "hyper" scenario. It's just inflation that has been held off for the past 10 years now.

Agreed. But there's only one step to the land producing income if it is in leaseable condition, either containing useful buildings or farmable fields. In many cases you don't, personally, have to do much in either scenario.

If you've just got raw land, you're a few steps (and generally a fair amount of work) away from that land producing anything at all, unless it’s just hunting grounds.

Very high quality row crop land, with an emphasis on high quality. High quality is important because such land is somewhat immune from transitory negative price pressure and is much easier to lease to good tenants (difference between desperately searching for a tenant due to macro uncertainty vs quality tenants cold calling you because they heard there was a chance your land would be available).

Crypto.
