landlords' interest rates are so low and current interest rates are so high that they can still profit on rent considerably lower than the monthly mortgage payment on an equivalent property for a new buyer. whenever i run the numbers the purchase price that makes renting break even with owning over 10 years buys housing that's like 35-45% worse than what i currently rent.
