I switched to a 15-year loan with a rock bottom rate during COVID, so my mortgage payment is almost entirely principal at this point.

No mortgage so near zero. But what gets me is even if we have no mortgage, we have a ton of capital allocated to housing. If it wasn't so expensive, I could put a lot of money back into my business. Taking out some HELOC and paying interest on it isn't the answer either.
