Lmao I made a thread about this. It’s one of the hardest things I’ve ever done and if I do it again I’m gonna make sure I have enough to buy the next one as if I don’t already own one. I am buying on contingent and the sellers bought on contingent. One wrong move and this all falls apart.

OUR buyers were originally contingent but I couldn’t handle the stress and I axed them before contract for an all cash buyer at 10% less just to get this done.

I have done this interstate several times. Yes, it can be stressful if the old house does not sell, and I have been stuck with houses that wouldn't sell promptly three different times. Either you have enough money and income to self finance both or you get a bridge loan. Bridge loans are common, but they cost, of course. Also, if the seller is willing, you can make a purchase contingent on sale of a prior house. That doesn't speed anything up, but it's less risky, though the option is usually not available during hot market periods and you run the risk of someone without a contingency buying it out from under you. If you must move and don't want to take the risk, rent at the destination.

I did this during Covid. Bought a house from a builder who said 11 months to build. So stayed in current home till it was built. Both homes appreciated during this time, so that part was great. Once new home was built, we moved in. Then sold old house. Time from moving into new house to selling old home was about 2 months all in. Had to get some work done. The seller realtor also kinda screwed me by not doing what she promised and generally pressuring me to take the first offer. What a cunt. But overall it worked out.

You are right to think that this is incredibly stressful. You will definitely get screwed by one or both of the realtors. But that's just the cost of doing business in good ol USA.

I did it and it wasn't fun. It helps if you have enough money/income to buy the second house outright, without selling the first. That's what I did and I moved half of the stuff to the new place which made painting the old one easier and also left it uncluttered so it could be stagrd nicely. It did cost extra property taxes/interest for the months of overlap, but I got top dollar on the sale. I don't think I'd ever buy or sell on contingency. Too much to go wrong and you have no leverage.
