Yes I am in many of them. Pros: your losses are limited to your investment, depreciation, distributions. Cons: no control and you have to have faith in the Manager. Splits are negotiable but over time they have become more aggressive in favor of the Manager, industrywide.

nothing recently. most people who have invested in the past 5 years or so has been hammered - cap rates have gone up as interest rates have increased, plus most loans are not fully amortizing - they are due in 5, 7, 10 years, and require big principle reductions to meet the lender DSCR requirements when the loan is refinanced.
a 5-7% rate of return, plus depreciation (which shelters the income) and asset appreciation (until 2020, anyway) is pretty standard based on historic norms, and cash out from refinances (again, until 2020).
the deals I go into are usually intended to be held forever, but most Managers want a ~5 year hold because they take many of their fees on the backend.

there isn't much of a point to buy today, which is why i havn't gone into new deals in 5+ years.
