You'd have to be some kind of weirdo and have extreme discipline. With a house you get enormous tax breaks, you are saving money in a growth asset, you get to actually live somewhere nice during the bulk of your life and you can have a normal life. Renters try to obtain these things too but most are in a one bedroom in the city or something. Would be interesting to compare what it would cost to rent say a 4 bedroom house in a nice area vs the S&P trick. Maybe it is still better but you have to live somewhere. Renting is actually more cost effective than owning right now unless you were already locked in to an ultra low rate mortgage. If you rent you just put your money in assets that appreciate faster than home values (which you can't even realize until you sell, and then you have to buy another home anyway)
The real reason to own a home is if you have a family and you need a space to raise a family in. Not as a financial asset |
