Other benefits of Greece for people who don't know:

Dividend tax: flat 5% (fucking OUTRAGEOUSLY low for Europe)

Capital gains tax: 0% for major listed stocks unless you've got enormous positions

Tax treaty: if you retire on dividends and capital gains, you will basically cap your tax exposure to what greedy ass Uncle Sam will steal from you. Almost impossible to do that anywhere else in the euro zone at this point

For the FIP visa ("Financially Independent Person" = don't need to earn money / retired), you get residency with a path to citizenship. But you cannot work. If you need or want to work, there are also robust digital nomad visas and residency through investment (I think it's still only 250k euros invested into a house in Crete, for example...there are much higher thresholds for Athens and certain other places).

To qualify for the FIP visa, you just have to show annual PASSIVE income of 42k euros/year (3,500 euros per month). Dividends from publicly traded companies are the easiest way to do this and cannot really be challenged by Greece unless you're a major holder of equity in the company. As I understand it, if you purely use capital gains derived from stock sales, they can reject that (though may not decide to) because you have to take active steps to generate that income (selling stock)

Again, you cannot be gainfully employed under the FIP visa, so if you want to work, just do the digital nomad visa instead
