Why?

1. Generally higher LAST medians. (Usually above the 95th percentile.)

2. Generally higher rep ratings. (Always above 4.0.)

3. Generally more national reputation and placement, as indicated by the higher rep ratings.

4. Consistently ranked in the top 14 since standard USNews rankings began in 1990.

5. Generally have at least an arguable claim to being one of the top 10 schools in the country.

Outside of the T14, there are a small handful of schools that have an arguable claim to being comparable to the lower T14 schools. These include Texas, UCLA, USC, and Vandy. These schools may even crack 4.0 in one or both rep rating categories on occasion. Their LSAT ranges aren't always that far below the T14 schools, and some may even place comparably in their specific region. However, for the most part, these schools are more regional in terms of reputation and placement, and people at the bottom of the class will struggle more to find gainful employment. The same is true, to an increasing extent, as one goes down the rankings.

one could also add 'trends 15%+ above the average in CA bar passage' amongst non-CA schools. but, then, one would need to throw out Northwestern.

generally correct. However, texas rep scores are both consistently over 4. this is not to say that they should be "t14."
