A roommate and I have a 2 bedroom in Manhattan. Our year lease is up and we just received a letter saying that the rent for our place would increase $250 per month! Up about 11%.

Any advice on negotiating this increase down. Have any of you been through this before? We can pay it, but don’t really want to. It is getting to the point where it would be cheaper to get a studio for myself.

Edit: Also, there is a SHOWER IN OUR F-ING KITCHEN. Like the shower curtain is actually hanging into the kitchen.

i've never had to do deal with a rent increase, but here are my thoughts:

when does your lease officially end? is the landlord going to have time to find another tenant, or will the apartment be empty for a month or two if you decide to leave? if the latter, i'd say delay getting back to him as long as possible, and then tell him to drop the increase to $100 (or none at all) or you're moving out. the extra $1200-$3000 he'll make from the new tenant (assuming a year lease) probably won't even cover the lost month(s)' rent

Our rent is pretty low, considering the area (think Chelsea, soho, etc.) but not rock bottom and WE HAVE A FUCKING SHOWER IN OUR KITCHEN. That's right. The shower is just off the kitchen. Like the shower curtain hangs into the kitchen. I think this would make it a lot more difficult to rent out. We don't mind as we are two dudes, but I'm sure it would turn off girls, and that's more than half the population. We justified it with the lower rent (the unit above us has the shower in the bathroom and averaged 300$ more per month than ours.)

I've done this. Just tell them the rent increase it way too high, especially ITE. They don't actually want you to move, but they know that most people hate moving and will agree to a rent increase to avoid it.

I've never had a place refuse to lower the rent. In fact, if you reject their first offer, they'll likely come back a bit lower (depends of course on how full the building is, etc.). You do have the advantage of having your lease expire end of October which is a slow time for rentals.

I wouldn't bother with comparables - they have their own sense of how hard it will be to rent your place, they won't really care if other places are undercharging what they think is reasonable.

Agreed. Make them negotiate down from their offer. I would only make a counter when you feel they won't come down any more on their own and then make the counter a bit lower to get that last bit. In fact, I wouldn't be surprised if you could get them down to no rent increase.

Not sure what the notice to vacate really achieves. It should be clear that you're going to move unless they offer you a reasonable rent.

I am a landlord of several properties in a city. No landlord wants to lose a good tenant that pays on time -- it is a hassle to find new tenants, risks of moving, risks of new tenants, etc. Though it may be a management company doing all the work so the landlord might not care much. But usually the landlord cares at least some. So I'd counteroffer for sure.

Even better advice: have you looked at NYC's rent control law at all?

Also I'd imagine a co-op board would be pretty risk adverse, so I'd fight this fairly hard if the rent control laws are at all in your favor. I'm sure the city has a website that explains the laws. They are very complicated but pretty strict. I believe the correct term is rent stabilization.

I once looked at an apartment in the Village and was shocked to find a shower in the kitchen. The floor was sloped so water from the shower wouldn't make the rest of the kitchen floor wet. The broker called it "San Francisco style." I'm from the SF area and have never seen a shower in the kitchen.

Everytime i get an increase notice the landlord is like oh i could get another 400 a month, and im like yeah you could if they pay it or you could have the guarantee from me 400 less every month on the 1st of the month no questions no bothering no threatening with eviction nothing but a nice pile of cash every month. this usually if not always works.
