they've been going up. there will probably be more development in shaw, bloomingdale, etc though. there are large swaths of the city that are close to metro stations and close to downtown that are still surprisingly bad.

yes, these bad areas like shaw and past u street still have a lot of blacks. once we get rid of them, isn't it likely that those neighborhoods will increase prices to near dupont prices, forcing gentrified neighborhoods like Dupont, Logan, Georgetown to further increase their prices?

logan/u street is already turning into dupont. georgetown actually has some decent deals if you're just looking for an apartment since it's not metro accesible.

i think that if the areas near the shaw, NY ave, RI ave, brookland, etc metros get safer then they can absorb much of the new demand.

Yes, there is mass gentrification, and the people who are moving to DC in such large numbers are mostly young white people who are happy to be at the forefront of gentrification.
