Admittedly agents are expensive as fuck. My seller did for sale by owner, I think that might be underrated in markets like mine. I'd be tempted to try it but my agent would be mad as fuck at me.
Anyway I'm not interested in selling at all. I'm enjoying home ownership and my particular home so fucking much. It's just nice to know that values are going up.

You would have been much better off putting that 20% downpayment and closing costs in an index fund. The s&p is up ~50% over that same period and your money isn't locked up for 15+ years...

mine is up about 14.7% in 2 years.
doesnt make much difference other than paying slightly higher muni taxes.
its all dependent on what it sells for 20 years down the road or whenever i cash in.

You have no idea what your house is worth at this moment. At best you could establish a range of probable values based on recent comps in your area. Unlike stocks, there is no instant market for your house, and you have no idea what it would bring on the market until you list it.
But enjoy your paper profit now while it lasts. When interest rates shoot up over the next three years, I guarantee your home will depreciate in value as borrowing costs cool demand.
