People sell houses they own or inherit all the time. Being a landlord or finding a manager you trust is a hassle most people want to avoid. Rental houses often require expensive renovations after tenants wear everything out. It's less of a headache to just sell for most people

My house went from $500k to $800k in avlue.

500k at 2.75% is $2,000 a month.

800k at 7% is $6,000 a month....

Perhaps you'll be able to refinance that higher rate - but that's really just a bet and it won't be for some years and you probably will have moved by then...

For all the people saying you'd just rent it out if you have to move -- maintaining a whole house rental especially if you're out of state and have to trust a manager seems like a pain in the ass. And you're on the hook for long term maintenance and the heavy wear and tear renters impose. Seems like the CR would be to just sell to get rid of the liability
