When we moved into our house 2 years ago we were initially thrilled. There's a lot that's wrong with the place that needs to be repaired and we WAY overpaid. It's annoying as fuck, but it is what it is.
There has been a persistent draining problem between our two houses. When I mentioned this to my neighbor the first time, I was basically told, "well that's your fault for living there."
After this, I did a lot of work. I removed a bunch of landscaping rock that was in between our houses that my neighbor claimed were hers, but that was on my property. I also installed a drain about 100 feet long to drain the area to the street.
My nieghbor comes home and bitches at me about taking her rock and being concerned about this drainage issue, "which she knows nothing about."
Well, this year we had a new fence put up, it wasn't a lot of fence but just a little between our two garages. She asks me if I want to split costs of it and I said yes. I should have said no, in retrospect, but I was trying to be a good neighbor.
Anyways, during construction of this fence I come to realize that she has been draining water that comes off of her roof, not to the street, but to inbetween the houses and it is really this drain that is a big source of the subsidence in that area of the yard.
Keep in mind that she knew about this drain and never told me about it. In fact, she claimed to know "nothing" about the drainage issues between the two houses.
Well, I'm poking around there and after the fence is built I find that she's purchased about a 6' long hose and run it from the drain end under the driveway, under her side of the fence, and directly at my property. This is the same shit that caused the problem in the first place.
So I was digging over there, first on my side, found the hose, pulled it up, then on her side to see where the drain came out and if we could direct the water forward of the drain, toward the drains that I installed and toward the street.
She FLIPS out on me when I mention this to her. Like angrily flips out about me digging in her yard. Again, we are talking about the boundary. It's on the far side of her driveway. It may be her yard, but who the fuck cares, it's 3 shovels of dirt to assess a problem.
She accuses me of going onto her property without her permission and forbids me from going over there. The argument was very heated, but it ends.
I can tell she is absolutely livid though. She goes out there with her phone, she's taking pictures of 3-4 shovels of dirt that was removed around the end of the drain, she's storming up and down.
She goes and gets new locks for her gates and signs that she posts on her gates that say "NO TRESPASSING - Private Property." Which is whatever. Anyways, I'm stressed out now too and I'm looking at my survey and I'm wondering if I need to hire a surveyor to come out and find the iron rods for the property line because I think her driveway encroaches on my property. She also has her water meter on what looks to be my property (admittedly from my reading of the drawn survey, and it's not a good copy, and who knows if it's right. But anways. There's a non-zero chance that this fence we just put up is entirely on my side of the yard and that part of her driveway is on my part of the yard and all of this song and dance and billshit is because she knows about the encroachment.

No, she's clearly trying to adversely possess his land, and he's bumbling his way right into it
You need to get the survey done right away and if her fence is on your property, you need to give her notice to move it before tearing it down yourself
You've worked too hard for what you have to let some old whore just waltz in and take it. She's only trying this now because she doesn't take you as seriously as the last owner. Do not allow this!

I just spent an hour or two going through the County's online maps and I am clearly in the right here and she is clearly in the wrong. Just FYI.
I was digging in my own yard and she told me to GTFO based on the fence placement.
She is so evil.

She can’t adversely possess anything for some years yet. I am really not sure why she would even try that given that we live in a subdivision. All that adversely possessing this part of the yard would do is cause her taxes to go up, but maybe she just wants to spite me because I’m an asshole, and maybe, just maybe, her aim is that in 6 more years she’ll be able to file a suit to quiet title, possess the strip, and my mortgagor will foreclose on me for violating my mortgage covenants. Maybe that’s what she’s after.
Anyhow, I’m going to meet with her and my wife and explain what’s going on and why she can’t be doing crazy shit like yelling at me to get off of her lawn, when it is my lawn, and burying drain lines in the ground to drain her runoff on my parcel instead of the street, and that she can’t exclude me from inspecting my fence, and if she disputes any of this, we can start paying for surveyors to tell us where the line is like a couple of dolts and I’ll spraypaint my side in purple every week and on the driveway and she can do the same and we can rip out the fence and never speak to one another again.
