It's not quite the views you'd get in Calabasas, but it's not exactly awful either.

that's a $10k/mo property tax bill and the air conditioning is probably another $3k/mo.

It’s true, you could build a big mansion in another part of the world for less and that has better weather and yes, most of the outdoor entertaining space is a waste because nobody wants to be outside.

And the tax rate there seems LOW for the woodlands...1.73%.

There are places in the woodlands that are like 3-3.5%

The lake opens up the space. You have a nice view of the 4' deep lake and a direct view of the 6 lane 50mph Woodlands "Parkway" about 300 yards distant from the back porch. The sound carries across that water nicely and provides a lovely ambient hum of traffic. Like being perched directly above the 405, but it's a lot stickier.

Should I relocate? I don't even leave my house anyway. I don't have time to do that and my kids will kill each other if I leave them alone for more than 10 minutes.

They also do shit like put holes in the walls, break windows, run out in traffic, terrorize the neighborhood pets, chase oppossum, pretty much whatever they like.

You need to learn marketable skills like sheetrocking, drywalling, tiling, welding, etc. Im actually hosting a seminar this summer for lawyers without useful skills. Ive even gotten it approved as a CLE in FL.

We generally only have to worry about 4 kinds of snake: rattlers, copperheads, cotton mouths/water moccasins, and of coarse the furtive coral snake.
