Sounds like there would be water leaks in most Apts, i.e. risk of mold makes it tainted to anyone looking to buy beachfront. Then even "light damage" to the building itself would cause major assessments for repairs which would completely ruin finances+insurance. So even a newly built luxury high rise would be unsellable. So my miami re is a much more risky asset than qqq or even bitcoin.

Condos are generally a shitty investment everywhere.
People who bought homes in Florida and not in an HOA have seen their values increase.
