Need some help on which college housing setup to choose

Ok here's the option:
A:
Living: $850 a month rent, really nice townhouse (hardwood floors, stainless steel appliances) that is a 15 min bike ride from campus, 10 min car drive. In a nice part of town. Gated.
Roommates: Two guys I really like. They just graduated and are working great jobs. Probably won't be around too much because they will be working a lot.
B: Living: $500 a month rent. Shitty house that is somewhat nasty. Would have a decent bedroom next to a loud kitchen. Bathrooms are kinda gross and water pressure is lacking. 10 min car ride and 5 min bike ride.
Roommates: 6 other roommates. These others guys smoke a lot of weed and are somewhat degenerate. I like them, but I could see myself getting somewhat annoyed. Would be more connected to campus as they are still in school. Will throw some parties.
I've been talking with the option A guys and have been telling them I'd room with them, so it would be kinda shitty to back out.
What should I go for XO? |

I also wanted to be close to campus and this place is a bit far. They also have some personal incentives as 3bdr value is a lot better than 2bdr value in our city.
I said I would live with them, but they also didn't fully fulfill the requirements. Sure it would be a bit of a hassle for them to find a new place, but it would be doable in the timespan. |
