yes, the ico bubble is pretty much dead. companies are getting smarter about not leaving too much on the table for speculators. the quality of icos has also gone up in terms of team strength, advisor relationships, etc., so you have a deadly combination of massively increased higher quality supply.

no eth price target. have no idea where eth will top out, nor do i know what will be good next year. crypto isn't really predictable that far out.

On one extreme you have the crypto maximalists, saying crypto could form DAOs that could replace corporations and even governments. On the other side of the spectrum you have conventional wall street types saying its all worthless. Who's right?

im closer to wall street types. most cryptos are worthless and are only propped up by speculation.

some will be very, very valuable in the future (my leading contender still remains ethereum). however, they won't be valuable because of daos and all that other stuff. i think they'll be valuable b/c they maintain privacy, aid gambling/tax evasion, and execute smart contracts.

right now my only passive income stream is oil and gas revenue which fluctuates wildly based on all sorts of factors so this would provide some stability to that

that would be a great deal if you could swing it. better than stocks, bonds, reits, etc. (obviously it would be a bad deal if comps are unfavorable.)

however, the diversification may not be as great as you think if the properly is located in an area heavily dependent on oil.

the rent houses are older, rents below market with upside potential, and walking distance to a booming hipster district and private college, so I think there's some stability there from college sTTTudenTTTs and baristas

so I think that kind of helps offset the oil risk

sounds great. the best deals are had by getting mis-managed properties from retiring boomers who are too lazy to make minor investments in improving their buildings.
