I can't find an easy to use annuity calculator that includes COLA adjustments but I'd put maybe 1.5 mil into an immediate annuity and try to keep withdrawals front the rest at 2.5%. My earning record already would provide a respectable SS payment so that will help. I have simple needs and could easily do it in less than this. 3 mil presupposes the wife stays with me.

in bigger cities like nyc/dc/sf there is something called "corporate housing" - this is essentially the "airbnb scam" business model, except you own the condo or work with the owner(s) of the property, rather than leveraging your rental.

so you put down a down payment on 3 condos, rent them out full time and instead of renting them for 1.5k each month with one year leases, you gross 4k a month through rentals on airbnb or similar sites.

i also had some luck with "real estate sevices." which is just anything related to real estate - you manage tenants, collect rent, send repair guys over, list properites and find tenants etc.
