Mortgage Bankers Association just reported that independent mortgage banks and mortgage subsidiaries of chartered banks reported a net *loss* of $118 per loan originated in the first quarter of 2018.

CFPB just fired its 25-member advisory panel.

Prices at historic highs. Incomes not keeping up. Global trade wars on horizon. Stock market bubble. Stay tuned . . .

Yup. Poor people default which drives down prices due to foreclosures then the next tranche of shaky borrower can't sell bc his house dropped 15% in value and he’s underwater and it snowballs.

Hope this happens. It would be a historic opportunity to pick up rental properties dirt cheap and follow the BOOMER strategy of "derp derp I bought a brownstone on the Upper West Side for $40,000 in 1974. Guess it was a good idea!"

Most people aren't thinking this way. The general consensus is, "Demand is strong, inventory is low and we have a highly regulated mortgage loan market now, nothing could go wrong." That's like every article.

Incorrect. There are fewer people expecting a crash right now than there were in 06 and 07. I honestly thought you were right but I think we sometimes live in a a bit of a contrarian/skeptical bubble. By '06 and '07 expectations for rising prices were still high but lower than they are right now. Crazy chart in the middle of the article.

How do you address the historic lack of supply combined with historic levels of employment? The bubble will burst someday, but not before that gets worked out. LOL at citing the fucking CFPB advisory panel without addressing this.

Oh shit. Lack of supply? Historic level of employment? You must be right, nothing is going to happen. I guess I better buy now before prices go even higher! Fucking retard.

Did I say nothing would happen you fucking dolt? Everyone knows housing prices work in cycles so only an idiot would contend they’ll just continue rising. The question is *when* they’ll move downward. But it’s hard to say it’ll happen in the near term when there’s an historic lack of supply and a huge number of people willing and able to pay for what little supply exists.

I’ll acknowledge there may be other factors but lol at any analysis that doesn’t address how those factors are so important they trump the obvious current dynamic driving home prices.

One of the dumbest lawyers on this bort. He’s a yes man for a TTT bank that didn’t want to hire a real GC who knew what he was doing and after a year or so he thinks he knows all the ins and outs of the housing industry.

any scholarly analysis will at a minimum address this and factor in the increasing concentration of high paying jobs in a few urban centers

This is exactly right. Yes, if everyone loses their jobs then there will be a housing crash and under current conditions that just isn't happening. What is actually happening is that XOers are doing well and pissed that houses are expensive and hoping for a crash because "it is time." It doesn't work like that.

Which is exactly why there won't be a crash anytime soon. Everyone our age that is remotely successful has either bought a house or is looking to buy a house.

Here's some data that I think cuts against a crash in the near future. Median household income for first time buyers is 72k and the median home purchased by them is $182,500. That's well within the rule of 4x that was continually surpassed right before the last crash (price of purchased home shouldn't be more than 4x income). For all buyers it's

$88,500 and median home price was $227,700.

However, the same data shows that despite talk of all-cash buyers, the median downpayment is very low (only about 5%) and the vast majority of buyers purchase with a loan for 75% or more of the purchase price.

The Gallup poll I linked to in my posts above is also pretty interesting. The generally public has early-2006 views on the real estate market. The market resembles the vagaries of public opinion.
