Yes, I lived in DC for a time, but before & after that I haven’t resided in a major metro.
My sister 15 years ago bought a 3 BR duplex in a 35k pop city for 120k. 4.5 years later she sold it for 155k. That’s a 35k profit in 4.5 years on a frigging duplex in a small city in the middle of nowhere. You can imagine how much bigger houses have skyrocketed in bigger non-metro cities generally nearby over the full 15 year span. It’s nuts.
