If they add 30,000 jobs to Crystal City then it's really adding like 150,000 because of all the other related businesses + service businesses that pop up. This is an enormous impact on a metro area like DC.

in NYC it will be less impactful, maybe 5% appreciation (normal). It is a much bigger market that can absorb the impact and the prices are already fairly high.

This is it. The only things they are doing out of the DC office are lobbying congress and working with DoD. And most of the people they will hire for those roles already live in the DC area with homes and some already work for Amazon in the same roles. Outside of that group IT employees in demand will be able to choose offices and if you are young you'd choose NYC or Seattle or work from wherever you want and if you are old why would you select NoVa? Its boring, expensive, and not even DC. Traffic is horrendous and public transit unreliable with no incentive to improve evidently.
