so if someone locked in a better rate because they happened to be at the right place at the right time they are some sort of savvy businessman to you? fuck bro, no wonder u r posting on a law board.

there are people saving 50k+ a year over others simply because they bought pre pandemic. is that skill?

I was in the same situation. Although, not that low, our loan was a 2.75% and it had like 13 years left in the term, balance was about $165,000.

It was fine to have a low mortgage rate, but it doesn't do anything for you if you're not in a house that you like or that your family has outgrown.

We moved and now have a more expensive home at 6.49% interest and are paying a lot more for housing. That's just how it goes.

It is true that if you have a lot of money and financed like $950,000 at 2.25% for 30 years, then had interest rates go through the roof just 18 months later, that you have some good arbitrage opportunities. But that's hardly the same as "winning the lottery." The house is a consumer product that you buy. Cheaper financing is nice, but it's not a must have, and yes sometimes you can have arbitrage opportunities, which can be great, but I don't see how an arbitrage opportunity is life changing.

The other side of the coin is high interest rates are going to arrest and reverse appreciation in real terms (possibly nominal terms) so that's going to affect all homeowners regardless of what rate you bought in at.

People brag about financing, like they brag about anything else, but whatever.

The bridge period between when we selected a house that we liked to make an offer on and sold our old house was one of the most stressful times of my life and it totally threw me out of whack and almost killed me.

Going through that and pulling it altogether had a lot of moving parts and really emphasizes why, in America, you really need to have more resources. Simple things like moving houses are a lot more complicated than they seem on the surface.

But to answer your question, we just took some money we had lying around, got a preapproval, and wrote an offer. When it was accepted we started spending money like crazy with all of this and that, fixing up our current house, doing this, doing that, moving. Then we moved. Then we listed our old house and sold it.

So the answer is, have cash on hand. Equity in your house isn't very useful.

I am in that same bridge period and it fucking sucks. Getting the old home ready to sell was a nightmare. Luckily I was able to swing conventional financing on the second home by putting 50% down so I didn't get hit with the high cost of a bridge loan.

It seems like the old home is going to sell very quickly for full ask unless the appraiser fucks me (which is a possibility because it's a custom home selling for above comps). But hopefully it will all be over in the next couple of weeks.

Or at least somewhat. I got a great deal on the new home because the sellers didn't get it show ready, and a great price for the old home because I put the work in. So now I have to do work on the new home back-to-back but at least it will be much less stressful with only one house to manage. The second house is also bigger and less of an open concept so the work won't be nearly as disruptive either.

They key to houses is to have cash on hand. Houses are extremely expensive and whole worlds of work unto themselves.

I cannot imagine what it would be like to actually be house poor. That’s absolutely worse than not having a house at all.

ITE - I got totally fucked. Struggled like all fuck to get back up. Had to live in laughably shitty conditions, progressively moving up. Then bought my first truly nice home in the location I actually wanted to be (not some blue hellhole) like a year before this whole thing imploded. If this took just a tiny bit longer I would have been fucked again. I'm not cheering anyone getting fucked but humanity is selfish and not being the one that got got (for once) is going to make any normal human being breathe a sigh of relief.

Also, a huge number of the sort of people screaming about this also voted for it.

lol at winning the lottery.

the only thing that matters for 95% of people is the monthly payment. So housing prices will come down to whatever people are spending on housing these days at $80,000 income.

high interest rates don't help someone who has a low interest rate in the slightest. actually it hurts, because to move to a comparable place i would have to spend 50% more per month which i don't want to and won't do.

Sure, but better to have a property that gained 50% equity in 5 years at 2.5-3% than not. Some would even consider it winning the lottery.

As far as moving yeah it fucking sucks. I’d love to move to are country but the finances don’t make sense yet. Plan is to save enough cash that we rent this place out at 7k or something absurd per month while carrying a small mortgage on the new place. Eventually sell this place in 25 years when kids are ready and split the proceeds for a down payment for each of them.

I have 1.2-1.4mm in equity in a house that is a lot larger than we need, with a 2.8% 30 year mortgage. How stupid to sell and “downgrade” to a 900k-1.2mm house I buy for cash?

House is 4500 sq ft, but there are multiple other finished buildings on 10 acres, pool. Constant vigilance is required to avoid wood rot, clogged gutters, fallen trees crushing structures, termites, corroding pipes, driveway washout, plumbing leaks, etc. There’s also a lot of yard stuff. I have a company do most of the yard stuff, but not everything.

Build Manufactured Homes/trailers all around the 10 acres.

Rent to young, hot, methed out white trash moms.

Fuck them at will when “stressed” and collect rents.

Buy bigger plot of land.

Build “starter homes” shit shacks and rent to post-grad zoomers.

Fuck the hot young crazy 25 year olds at will and collect rents.

I am failing to see any upside to staying in a house larger than you need. I see people do this all the time (esp older people, divorced people, etc)—they’re just wasting money on property taxes, insurance, maintenance, upkeep.

so we're basically reliving the 70s:

"Thanks to Freddie Mac, there’s solid data available for 30-year fixed-rate mortgage rates beginning in 1971.

Rates in 1971 were in the mid-7% range, and they moved up steadily until they were at 9.19% in 1974. They briefly dipped down into the mid- to high-8% range before climbing to 11.20% in 1979. This was during a period of high inflation that hit its peak early in the next decade."

I said this when rates were 5% and it goes doubly now.

Prices are not fucking falling. The demand for housing is set to go up in the near future, and there will be limited to no supply.

People like me ordinarily would be looking at bigger places, but for me to get a house a level up, my monthly payment would literally be 4X what I pay now. That's not going to happen.

About 2200 sf - we can make due with it.

Before interest rate hikes we were looking at places that were 3,000-4,000 sf. But that doesnt make sense now.
