Hi Landlord--

As you know, this Coronavirus pandemic has quickly led to a major economic recession. We hope that you and your wife are still doing well. Unfortunately, like many young professionals we know, Wife and I have not been spared the consequences of the recession.

I am a solo practitioner who is paid by the hour. My work has essentially come to a halt. The courts are closed, clients are not conducting business, etc.

Wife [has been characterized as an “essential” employee]. Because her job is not able to be done from home, for her safety, she has been forced to first use up all her paid time off for the year and then be placed on unpaid leave.

Therefore, we are not in a financial position to be able to pay our April 1st rent in the amount of [Full Rent] a timely manner due to the Coronavirus and its economic consequences. We would kindly request that you accept rent from us at a discounted monthly rate of [25% Off] until the situation improves.

As you may know, the Shitlib City Council has enacted a bill that places a moratorium on evictions due to non-payment of rent resulting from wage losses due to the Coronavirus, and gives tenants a X-month deferral for rent payments without incurring late fees.

If you are not able to accept rent from us at a meaningful discount rate, we will unfortunately not be able to pay our rent and will have no choice but to rely on the governmental protections in place. Please let us know if you are able to honor our request to pay a discounted rent amount.

Thank you for your understanding of our financial situation. Please feel free to call us at ____.

-Pumo & Wife

Whole thing. And the threat is counterproductive.

Why not just say your hours and pay have been cut to a trickle, and you need a discount on the rent but would be able to manage paying X amount.

i guess because the law says i need to notify the landlord that i am unable to pay rent because of the impacts of the coronavirus in order to gain the protections of the law

Are you actually going to utilize those protections or is this just empty threats?

100% serious threat. why should i pay rent now when i can defer paying, penalty free?

looks like i can use the language of the law, cite the law, and say i'm unable to pay rent and claiming its protections.

and then just separately ask for a discount without an explicit thread.

how about that?

1) time is of the essence. the law says a formal request to rely on the shitlib city law to not pay rent needs to be made on or before date rent is due

2) how am i not asking nicely?

If the city has rent control the landlord will never ever accept lower rent, because he then can't raise back up.
