People really only get property inspections done during home sales - even though homes are now worth a million dollars and people live in them for decades.
Why don't property inspectors market that everyone needs a "house check up" every 2 years. Then they charge $200 for some guy to walk around and just say "the smell in that basement makes me think you might have mold - let's do further testing" "oh we have new heat loss tools available now - we're checking your house for weak spots" "oh wow your dryer vent looks like it hasn't been serviced in years you need to do that."
Even stuff like radon, chinese lumber, polybutylene piping - there's new stuff all the time which might not have been noted in the original inspection.
